Mountain View Villas Renovation a Success

The wait is over for residents seeking premier affordable housing in Indian Wells as the City celebrates the successful completion of the Mountain View Villas $1.6 million rehabilitation project. Construction of the 128-unit community was originally completed in 2005. However, the City embarked on the rehabilitation project after structural issues and soil settlement were identified in 25 apartments within 10 buildings of the 35-building residential complex.

To rectify the structural damage, the City’s Public Works Department set about finding cost-efficient solutions that would provide the highest quality building and renovations. After conducting extensive testing and analysis, the Public Works Department concluded that the City could forego full demolition and reconstruction in favor of rehabilitation.

Contractors commenced work on the project in February of 2011. Improvements included replacing foundations and slabs, and installing robust structural sheathing within interior walls.

The end result of the Mountain View Villas rehabilitation project is one in which Indian Wells residents can be proud. It includes a savings of roughly $5 million to the City’s Affordable Housing Fund. In addition, the City will generate approximately a quarter of a million dollars annually in rental revenue. Moreover, the City’s concurrent reconfiguration of the Villas’ landscaping using more conservation-oriented features is expected to generate significant additional water and cost reductions. The City continues to maintain its compliance with federal- and state-mandated affordable housing regulations. And it embodies the dedication of City officials and staff who are striving to create and sustain a multifaceted, thriving community.
